Tenants guide to renting
At MPI Lettings, we believe everyone deserves a lovely place to call home. We want to give all prospective tenants a fair chance to apply for our available properties.
First up, we’ll invite you to view the property. Before applying, it’s important to get a feel for the place and think about whether it’s somewhere you’d be happy living. We know moving can be stressful, and sometimes even more so depending on your situation. There’s no need to feel rushed or pressured into making a decision.
After your viewing, we’ll ask if you’d like to apply and provide you with an application form for that specific property. Again, take your time—there’s no rush to fill it out on the spot. We recommend taking the form home and completing it when you’re ready.
Since there are often multiple applicants for one property, it’s really important to fill out the form honestly and accurately. Be positive—explain why the property suits you and why you’re looking for a new home. How long have you lived at your previous addresses?
Be clear about your income, including all sources no matter how small. Even the interest from an ISA counts! Don’t exaggerate—if you say Granny gives you £5K a month to help with her shopping, you’ll need to provide proof later on.
You might need a guarantor, who can be a family member or friend. Just remember, the guarantor will have to sign the contract and be responsible for any unpaid rent if that ever happens. They’ll need a steady income or assets and must fully understand their commitment.
References help show your reliability. Try to use work colleagues or professional acquaintances rather than friends.
If you have any CCJs or criminal convictions, it’s best to be upfront about them on the form. It’s much better to be honest than to leave them out. Credit checks will be done as your application moves forward, and these details will come out then.
Be realistic about what you can afford. You don’t want to struggle with bills—that won’t make you happy, and the property won’t be right for you.
You’ll need a bank account to pay your rent each month. As your application progresses, we’ll ask to see your bank statements for Anti-Money Laundering checks—this is a legal requirement we have to follow.
Rents
Rents are usually quoted monthly and paid in advance. Tenants are typically responsible for Council Tax, Water Rates, Gas, Electricity, and Telephone bills. Rent payments should be made by bank standing order to our company’s or your landlord’s bank account.
Deposit
A security deposit of at least one month’s rent is normally required. This deposit is protected under the Tenancy Deposit Protection regulations, and you’ll receive all the necessary information about the scheme we use. The deposit covers any damage, breakages, or other liabilities under your tenancy agreement. Please note, the deposit can’t be used to cover rent.
